A Home Report is required for most residential property for sale in Scotland. These can only be carried out by Chartered Surveyors and we can produce a Single Survey, Valuation and Energy Report that will allow you to proceed with marketing your home.
Essentially there are 3 elements to a Home Report;
- Single Survey and valuation
- Property Questionnaire
- Energy Performance Certificate
This is an assessment of the condition of the home, both inside and out and will comment on the condition of things such as the roof, walls, windows, kitchen fittings, plumbing etc. There is also a valuation.
This is completed by the owner of the home and is a form which provides useful information for any new owner of the property such as Council Tax band, any outstanding statutory repairs, alterations that may have taken place, parking arrangements, whether there are any common charges associated with living in the property etc.
Energy Performance Certificate
Much like the multi-coloured sticker on new domestic appliances, EPCs tell you how energy efficient a building is and give it a rating from A (very efficient) to G (inefficient). EPCs let the person who will use the building know how costly it will be to heat and light, and what its carbon dioxide emissions are likely to be.
The EPC will also state what the energy-efficiency rating could be if improvements are made, and, highlights cost-effective ways to achieve a better rating. Even if you rent your home, some improvements noted on the EPC may be worth implementing, such as switching to more energy-efficient light bulbs.
EPCs are valid for 10 years from when issued.
You will need an EPC as soon as you start to market your property for sale or rent. You must get an approved Domestic Energy Assessor to produce the EPC.
If you implement any of the energy efficiency recommendations outlined in your EPC, you may wish to get a fresh EPC done to include these improvements, as the rating may have changed.
The surveyor who carries out your Home Report will complete an EPC. The energy report gives the home an energy efficiency rating. The higher the rating, the more energy efficient the home is, and the lower the fuel bills are likely to be. It also looks at the impact the home has on the environment, through carbon dioxide emissions. The rating takes into account factors such as how well insulated the home is, and how it is heated.
The energy report also recommends ways to improve the home's energy efficiency and reduce fuel bills.
